University Place is a 39.5-acre site located at a high-traffic intersection in Chapel Hill, NC including a partially enclosed mall acquired in December 2018 at a 50%+ discount to replacement cost. The redevelopment opportunity includes the creation of a vibrant mixed-use environment through a combination of repositioning (or “demalling”) the existing structure and developing the excess land around the mall into walkable retail and multifamily.

In October 2022, construction was launched on a 253-unit multifamily project at 900 Willow on a 2.6-acre portion of the parking lot. The 6-story project will wrap a 422-space parking structure and include ~9,500 sf of retail space on the ground floor. The location is ~2 miles from the University of North Carolina at Chapel Hill campus and has proximity to Duke University, local hospitals and Research Triangle Park.
